COST COMPARISON TO CONVENTIONAL CONSTRUCTION - 3/3/07

The most frequently asked question that I receive is how does OMNICRETE compare in COST to conventional construction methods such as standard block and wood frame. First of all, the question everyone has in mind is a rhetorical question at best. The homeowner is clearly asking the wrong question or only part of the correct question. The sad part is that most people will ask this “incomplete question”, make a decision based on those facts and the safety of their family and the protection of their greatest investment will be at an unneeded risk. Please read on and discover how OMNICRETE does indeed cost less than conventional construction if you consider ALL components of “cost” not just the construction costs. The other costs are just as much a reality as the construction cost itself.

The correct question should be; how much does it cost to LIVE in an OMNICRETE home, compared to a conventionally built home? The typical emblematic question frequently asked concerning cost is broken down into three clearly separate parts; they are as follows:

  • 1. What is the cost of construction compared to conventional methods of construction? Answer: 5% - 7% more using OMNICRETE; only 0% to 3% more using OMNICRETE if you don’t use the “Miami Dade Approved” hurricane metal roofing system that we recommend.


  • 2. What is the cost of utilities bills compared to conventional methods of construction? Answer: 50% - 60% of heating and cooling costs only; not lights, water heater, pool filter, etc.


  • 3. What is the cost of maintenance compared to conventional methods of construction? Answer: Much less; depending on which type of roof you choose, there is zero wood in the structural components of the construction process). Consider that you will never get mold, wood rot or termites which represents most of the constant up keep of conventional construction.

In reality, the answer to each question is extraneous without considering the answer of the other two. Let me explain by using a mathematical model. Let’s say for example a home built with OMNICRETE cost 5% more to build than its conventional counterpart and let’s also say that this specific home costs $300,000.00 to construct using a typical conventional method. The additional cost of $15,000.00 using OMNICRETE will cause the mortgage payment to increase approximately $90.00 per month based on a 30 year mortgage using 6% interest rate per annum. Let’s also assume that the average monthly utility bill per month would be $375.00 and the heating and cooling portion were $275.00 per month ($100.00 per month average is for the water heater, lights, pool filters, washer, dryer, appliances, etc.).

Assuming only a 50% (should be much higher) savings in energy efficiency of the utility bill portion of your bill would be lowed by $137.50 per month (assuming you are too busy to apply for and receive the energy star rating which will lower your rate per kilowatt hours resulting in even more savings). Also assuming your annual homeowner’s insurance is $2,000.00 and your savings were 50% or $1,000.00 per year or roughly $80.00 per month. All of this added up and netted out you have a combined $115.00 per month savings each and every month until you sell the home. Assuming you live in the home only 10 years, you would enjoy a total projected savings of $15,300.00 not including savings of lower maintenance and interest deduction on your income tax return. Lowering the original OMNICRETE price of $315,000.0 by the $15,300.00 savings would put you slightly under the conventional price in the first place. NOW when you sell your home you will enjoy a much higher resale price due to the proven energy savings and the protective nature of the home. Basically all your protection is paid for by the utility company and property insurance company.

So you see analyzing only the construction cost and making your decision based on only one facet of the correct question will cause you to lose out on the termite protection, fire protection, moisture protection, mold protection, hurricane protection, tornado protection and the most "Green" building system on the planet that only OMNICRETE delivers.

PS: In the event that a homeowner does not qualify for the additional 5% construction cost, and he does not have the cash to pay for the additional cost himself, many times the lender will consider the lower taxes and lower utilities during the mortgage approval process. If the lender will not consider it then the homeowner will need to find a lender that will.
